Ground floor condo in Mission Valley.

This 2 bed 2 bath condo sold to an investor in April 2025. It needed a cosmetic rehab, and at the time of purchase was the 2nd cheapest condo to sell in the last year (the lowest was $485K).

It had two model match comps at $590K and one at $585K all in the same community. But unfortunately, for circumstances unknown — perhaps a slower market or less condo buyers looking in the area, the investor lost some money in holding costs.

Sometimes that happens in investing, and it’s a learning process. We’re eager to make that money back on his next deal. And you have to admit, the condo looks much better than it did in April.
